Wylie Ranch – Zephyr, Texas
For the first time in over 50 years, a portion of the Wylie Ranch in northwestern Mills County is available for purchase. These +/- 660 acres comprise the southwest quadrant of all-weather County Roads 549 and 550 and boast a combined road frontage of over 7300 feet. Recently constructed mesh-wire fencing runs the entire length of the frontage with two new gates affording convenient access to the ranch.
Historically used as a rotational pasture for cattle ranching operations for The Wylie Ranch, the family also leased hunting rights to long-time tenants for white-tailed deer and turkey. Healthy populations of each species call this property home as do other species of migratory game such as ducks and doves and periodic visits by feral hogs. Interior roadways are more than ample for accessing all sectors of the ranch navigating the property in a vehicle or off road UTV. Despite the completeness of the road systems they’re conservatively developed so as not to disturb the natural habitat wildlife seek for forage and safety. Residential improvements are minimal with an old farmhouse yet with ample electric power to service the house and multiple RVs or travel trailers. A large metal skinned barn sits on the eastern edge of the property providing ample dry storage for equipment, feed or weather susceptible goods.
The ranch holds a change in elevation of approximately 140 feet with 1420 feet above MSL at its peak down to 1380 feet in the low meadows. From the high points you’re washed with sunrises and sunsets across the ranch and views miles around. Multiple stock tanks are smartly positioned around the ranch providing for the needs of livestock and wildlife helping each to flourish in the sometimes rugged landscape.
So much of this ranch speaks of what is to come. Like the blank canvas of an artist The Wylie (west) ranch sits ready to take on the colors designs of its next owner.
